• Lead means a tenant enquiry, landlord enquiry, property enquiry, contractor enquiry, or other contact opportunity generated through the Platform.

3. Eligibility

You must:

• Be at least 18 years old.
• Have legal capacity to enter into contracts.
• Provide accurate information.
• Use the Platform lawfully.

We reserve the right to suspend or terminate accounts that do not meet these requirements.

4. Account Registration

Users may be required to create an account.

You agree to:

• Keep login credentials secure.
• Notify us of unauthorised account access.
• Maintain accurate account details.

You are responsible for all activity conducted through your account.

DR Rent does not act as a landlord, tenant, estate agent, property manager, contractor, solicitor, surveyor, financial adviser, mortgage adviser, insurer, or regulated housing authority.

6. No Guarantee of Results

DR Rent does not guarantee:

• Successful tenancy agreements
• Property availability
• Tenant suitability
• Landlord suitability
• Contractor suitability
• Lead quality
• Lead volume
• Contractor work opportunities
• Property viewings
• Rental approvals

Users remain responsible for conducting their own due diligence.

7. User Conduct

Users must not:

• Submit false information.
• Upload misleading content.
• Impersonate another person.
• Harass or abuse other users.
• Upload malicious software.
• Attempt unauthorised access.
• Circumvent payment systems.
• Use automated scraping tools.
• Use the Platform for unlawful purposes.

We may remove content or suspend accounts at our sole discretion.

8. Property Listings

Landlords and agents are solely responsible for:

• Accuracy of listings.
• Property descriptions.
• Photographs.
• Availability information.
• Compliance information.
• Rental terms.

DR Rent may review, moderate, edit, reject, suspend, or remove listings without notice.

Publication of a listing does not constitute endorsement by DR Rent.

9. Tenant Information

Tenants are responsible for ensuring:

• Information provided is accurate.
• Documentation is genuine.
• Verification information remains current.

False or misleading information may result in account suspension and reporting to relevant authorities where appropriate.

10. Contractor Information

Contractors are solely responsible for:

• Qualifications.
• Certifications.
• Insurance.
• Licences.
• Regulatory compliance.

DR Rent does not guarantee the competence, quality, safety, or performance of any contractor.

Users engage contractors at their own risk.

11. Verification Services

DR Rent may offer:

• Identity verification
• Credit checks
• Right to Rent checks
• Affordability checks
• Business verification
• Contractor verification

Verification status is informational only.

Verification does not:

• Guarantee approval.
• Guarantee suitability.
• Guarantee legal compliance.
• Guarantee future behaviour.

12. Messaging & Communications

The Platform may provide messaging tools.

Users acknowledge that:

• Communications may be logged.
• Audit records may be retained.
• Messages may be reviewed where necessary for compliance, fraud prevention, safety, or legal obligations.

Users must not use messaging systems for unlawful or abusive purposes.

13. Payments

Certain services may require payment.

These may include:

• Contractor marketing packages

Additional payment terms may apply.

All charges are displayed before purchase.

14. Refunds

Refund eligibility shall be governed by the applicable Refund Policy and any specific service terms.

DR Rent reserves the right to refuse refund requests where services have already been delivered or accessed.

15. Intellectual Property

All Platform content including:

• Branding
• Logos
• Software
• Designs
• Databases
• Graphics
• Text
• Code

remain the property of AGEPC LTD or its licensors.

Users may not copy, reproduce, distribute, modify, or commercially exploit Platform content without written permission.

16. Data Protection

Personal data is processed in accordance with our Privacy Policy.

Users acknowledge that data may be collected, stored, processed, and shared where necessary for:

• Platform functionality
• Compliance
• Verification
• Legal obligations
• Fraud prevention

17. Platform Availability

We do not guarantee uninterrupted availability.

Nothing in these Terms excludes liability where exclusion is prohibited by law.

19. Indemnity

You agree to indemnify and hold harmless AGEPC LTD, DR Rent, its directors, officers, employees, and contractors against claims, losses, liabilities, costs, and expenses arising from:

• Your use of the Platform.
• Your breach of these Terms.
• Your unlawful conduct.
• Content you submit.

20. Account Suspension & Termination

We may suspend or terminate accounts where:

• These Terms are breached.
• Fraud is suspected.
