By creating a Tenant Account or using the Platform, you agree to be legally bound by these Terms.
2. Tenant Eligibility
To create a tenant account you must:

- Comply with all applicable laws and regulations.
DR Rent may suspend or terminate accounts that fail to meet these requirements.
3. Tenant Account Responsibilities

- Notify DR Rent of any unauthorised access.
You are responsible for all activity conducted through your account.
4. Tenant Profile Information
You may provide:

- Move-in dates
- Employment status
- Pet ownership
- Smoking status
- Property requirements
You must ensure all information is truthful and accurate.
False, misleading, fraudulent, or deceptive information may result in immediate suspension.
5. DR Verified Tenant Program
DR Rent may offer verification services including:
- Identity verification
- Right to Rent verification
- Credit checks
- Affordability checks
- Income verification
- Referencing services
Verification badges are provided for informational purposes only.
Verification does not:
- Guarantee tenancy approval.
- Guarantee landlord acceptance.
- Guarantee suitability.
- Guarantee future conduct.
Landlords remain solely responsible for making tenancy decisions.
6. Credit Checks
Where credit checking services are purchased:
- You authorise DR Rent and its verification partners to perform the relevant checks.
- Results may be shared with landlords where permitted and consented to.
- Credit checks may affect your credit profile where applicable.
Credit check fees are generally non-refundable once processed.
7. Right to Rent
Where applicable:
- You may be required to provide Right to Rent documentation.
- You must ensure all documentation provided is genuine and current.
- Submission of documents does not guarantee compliance approval.
Landlords remain legally responsible for their own Right to Rent obligations.
8. Property Matching
DR Rent may suggest properties based upon:
- Location preferences
- Budget
- Property requirements
- Verification status
- User activity
DR Rent does not guarantee:
- Property availability.
- Property suitability.
- Accuracy of landlord information.
- Successful tenancy outcomes.
9. Tenant Applications
Tenants remain responsible for:
- Reviewing property details.
- Conducting independent checks.
- Verifying property suitability.
- Understanding tenancy terms before signing.
DR Rent is not a party to tenancy agreements.
Any agreement entered into is solely between landlord and tenant.
10. Viewings
DR Rent may provide viewing request functionality.
Tenants agree:
- To attend scheduled viewings where possible.
- To provide reasonable notice of cancellation.
- Not to abuse booking systems.
Repeated missed appointments may result in account restrictions.
11. Tenant Communications
The Platform may provide:
- Secure messaging
- Viewing communications
- Maintenance communications
- Property enquiries
Users must not:
- Harass other users.
- Send abusive messages.
- Send discriminatory content.
- Send spam.
All communications may be retained as part of the Platform's audit trail.
12. Maintenance Reporting
Where a tenancy exists through DR Rent:
Tenants may:
- Report maintenance issues.
- Upload photographs.
- Upload videos.
- Track repair progress.
Tenants must:
- Report issues honestly.
- Provide accurate information.
- Not knowingly submit false maintenance claims.
False reports may result in account suspension.
13. Document Storage
The Platform may allow storage of:
- Tenancy agreements
- Inventories
- Certificates
- Property documents
Tenants remain responsible for keeping their own copies of important documents.
DR Rent does not guarantee permanent storage.
14. Data Sharing
By using the Platform, you acknowledge that certain information may be shared with:
- Verified landlords
- Letting agents
- Verification providers
- Payment providers
- Regulatory authorities where required
All data processing is governed by the Privacy Policy.
15. Profile Visibility
You may choose to display certain information publicly.
Examples may include:
- Has pets
- Non-smoker
- Move-ready
- Budget range
- Verified tenant status
- Guarantor available
The following will never be publicly displayed:
- Passport details
- Credit reports
- Salary evidence
- Bank details
- Immigration documents
- Full referencing reports
16. Subscriptions & Paid Services
Some services may require payment, including:
- Verification packages
- Credit checks
- Premium features
- Future subscription services
Pricing will be displayed before purchase.
17. Refunds
Refund eligibility is governed by DR Rent's Refund Policy.
Verification services, credit checks, and third-party services may become non-refundable once processing has begun.
18. Prohibited Activities
Tenants must not:
- Submit false information.
- Create duplicate accounts.
- Impersonate another person.
- Upload forged documents.
- Use the Platform unlawfully.
- Attempt to circumvent verification systems.
- Scrape or copy Platform data.
19. Account Suspension
DR Rent may suspend or terminate accounts where:
- Fraud is suspected.
- False information is provided.
- These Terms are breached.
- Abuse is reported.
- Legal obligations require action.
Suspension may occur without prior notice.
20. Limitation of Liability
DR Rent is a technology platform.
To the fullest extent permitted by law, DR Rent shall not be liable for:
- Landlord decisions.
- Tenancy rejections.
- Property conditions.
- Contractor performance.
- Rental losses.
- Accommodation costs.
- Moving costs.
- Indirect or consequential losses.
21. Changes to These Terms
DR Rent may update these Terms periodically.
Updated versions will be published on the Platform.
Continued use of the Platform constitutes acceptance of revised Terms.
22. Governing Law
These Terms are governed by the laws of England and Wales.
Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
