1. Introduction
These Landlord & Agent Terms & Conditions govern the use of the DR Rent Platform by landlords, letting agents, property managers, housing providers, and authorised property representatives.
By registering a landlord or agent account, listing property, purchasing leads, subscribing to services, or otherwise using the Platform, you agree to these Terms.
2. Landlord Eligibility
You confirm that:
- You own the property being advertised; or
- You have authority to act on behalf of the owner; or
- You are an authorised letting or management agent.
DR Rent may request evidence of ownership or authority at any time.
Failure to provide requested evidence may result in suspension.
3. Account Responsibilities
You must:
- Provide accurate information.
- Maintain current contact details.
- Protect account credentials.
- Ensure authorised users only access the account.
You remain responsible for all activity conducted through your account.
4. Property Listings
Landlords are solely responsible for:
- Listing accuracy.
- Property descriptions.
- Photographs.
- Rental pricing.
- Availability dates.
- Tenancy terms.
- Property condition.
You warrant that all information submitted is accurate and not misleading.
DR Rent may reject, edit, suspend, or remove listings without notice.
5. Legal Compliance Responsibility
The landlord remains solely responsible for legal compliance relating to the property.
This includes but is not limited to:
- Renters' Rights legislation
- Housing Act obligations
- Deposit protection
- Right to Rent requirements
- EPC compliance
- Gas Safety compliance
- EICR compliance
- Smoke alarm requirements
- Carbon monoxide requirements
- Licensing requirements
- HMO regulations
- Local authority requirements
DR Rent provides tools and reminders only.
DR Rent does not accept responsibility for landlord compliance failures.
6. Compliance Dashboard
The Platform may provide:
- Compliance reminders
- Expiry tracking
- Certificate storage
- Audit trails
- Compliance alerts
These tools are provided for convenience only.
The landlord remains fully responsible for ensuring compliance deadlines are met.
Failure of a reminder system shall not create liability for DR Rent.
7. Property Certificates
Landlords must ensure uploaded certificates are:
- Genuine
- Current
- Accurate
- Legally valid
Examples include:
- EPC
- Gas Safety Certificates
- EICR Reports
- PAT Testing Records
- Legionella Assessments
- Licensing Documents
Knowingly uploading false documentation may result in account termination and reporting to authorities.
8. Tenant Leads
DR Rent may provide access to tenant leads.
A lead may include:
- Tenant profile information
- Tenant requirements
- Verification status
- Budget information
- Move dates
Lead information is provided as supplied by the tenant.
DR Rent does not guarantee:
- Accuracy
- Suitability
- Financial standing
- Tenant conduct
9. Lead Purchases
Where lead purchases are offered:
- Payment grants access to lead information.
- Payments are generally non-refundable once access is granted.
- Lead purchases do not guarantee a tenancy.
- Lead purchases do not guarantee tenant engagement.
DR Rent reserves the right to modify lead pricing at any time.
10. Unlimited Lead Packages
Where subscriptions or unlimited access plans are purchased:
- Access remains subject to fair usage.
- Automated harvesting is prohibited.
- Bulk extraction of tenant information is prohibited.
DR Rent may suspend access where abuse is suspected.
11. Tenant Screening
Landlords remain responsible for:
- Referencing decisions.
- Affordability assessments.
- Guarantor requirements.
- Right to Rent checks.
- Final tenancy decisions.
Verification badges provided by DR Rent are informational only.
12. Communications
The Platform may provide:
- Secure messaging
- Maintenance communications
- Appointment scheduling
- Contractor communications
All communications may be:
- Time stamped
- Logged
- Stored
- Used for audit purposes
Users must not use the Platform to harass, discriminate against, threaten, or abuse others.
13. Maintenance Management
The Platform may allow landlords to:
- Receive maintenance reports.
- Assign contractors.
- Monitor progress.
- Upload completion records.
- Share documentation.
DR Rent acts solely as a technology provider.
DR Rent is not responsible for:
- Repair quality.
- Contractor conduct.
- Contractor availability.
- Contractor pricing.
- Repair outcomes.
14. Contractor Assignments
Where landlords engage contractors through DR Rent:
The contractual relationship exists solely between:
- Landlord and Contractor; or
- Tenant and Contractor where applicable.
DR Rent is not a party to such contracts.
15. Property Document Storage
The Platform may provide document storage facilities.
Landlords remain responsible for retaining original records.
DR Rent does not guarantee permanent storage.
Users should maintain independent backups.
16. Subscriptions
Subscription services may include:
- Compliance tracking
- Document vaults
- Unlimited leads
- Advanced analytics
- Maintenance tools
- Contractor management
Subscription fees are payable in advance.
Unless stated otherwise:
- Monthly subscriptions automatically renew.
- Annual subscriptions automatically renew.
17. Cancellations
Subscriptions may be cancelled through the Platform.
Cancellation prevents future renewals.
Fees already paid are generally non-refundable unless required by law.
18. Analytics & Reporting
DR Rent may provide:
- Listing views
- Enquiry counts
- Match scores
- Compliance analytics
- Lead performance
Analytics are provided on a best-efforts basis.
No guarantee is made regarding accuracy or availability.
19. Prohibited Activities
Landlords must not:
- Create fake listings.
- Upload misleading content.
- Discriminate unlawfully.
- Harass tenants.
- Circumvent payment systems.
- Scrape Platform data.
- Misuse personal information.
20. Anti-Discrimination Requirements
Landlords must comply with:
- Equality Act 2010
- Housing legislation
- Anti-discrimination laws
The following examples are prohibited:
- Race-based preferences
- Religious restrictions
- Ethnic restrictions
- Disability discrimination
- Unlawful family-status restrictions
DR Rent may suspend accounts for discriminatory conduct.
21. Data Access
Lead information may only be used for legitimate tenancy-related purposes.
Users must not:
- Sell lead information.
- Share data unlawfully.
- Use tenant information for unrelated marketing.
22. Liability Limitations
DR Rent is a technology platform.
To the fullest extent permitted by law DR Rent shall not be liable for:
- Tenant conduct.
- Property damage.
- Rent arrears.
- Fraud by users.
- Lost rental income.
- Void periods.
- Compliance failures.
- Contractor performance.
- Regulatory penalties.
- Indirect losses.
23. Indemnity
Landlords agree to indemnify AGEPC LTD, DR Rent, its directors, employees, contractors, and affiliates against claims arising from:
- Property listings.
- Legal non-compliance.
- Tenant disputes.
- Property management activities.
- Breaches of these Terms.
24. Account Suspension
DR Rent may suspend or terminate accounts where:
- Fraud is suspected.
- Compliance concerns arise.
- False information is provided.
- Abuse occurs.
- Legal obligations require action.
Immediate suspension may occur without prior notice.
25. Changes to Services
DR Rent may:
- Modify features.
- Add features.
- Remove features.
- Change pricing.
- Change subscription structures.
Reasonable notice will be provided where practical.
26. Governing Law
These Terms shall be governed by the laws of England and Wales.
Any dispute shall be subject to the exclusive jurisdiction of the courts of England and Wales.
