1. Introduction
These Contractor Terms & Conditions govern the use of the DR Rent Platform by contractors, tradespeople, consultants, service providers, and businesses advertising or providing services through the Platform.
By creating a Contractor Account, purchasing advertising, accepting jobs, receiving leads, or otherwise using the Platform, you agree to be legally bound by these Terms.
2. Contractor Eligibility
To register as a Contractor, you must:
- Be at least 18 years old.
- Be legally entitled to operate your business.
- Hold all necessary qualifications and licences.
- Hold any legally required insurance.
- Provide accurate information.
DR Rent reserves the right to verify any information provided.
3. Contractor Account Responsibilities
You agree to:
- Keep account information accurate.
- Maintain valid contact details.
- Keep qualifications current.
- Keep insurance policies valid.
- Protect account credentials.
You remain responsible for all activity conducted through your account.
4. Services Covered
Contractors may include but are not limited to:
- EPC Assessors
- Electricians
- Gas Engineers
- Plumbers
- Locksmiths
- Inventory Clerks
- Photographers
- Floor Plan Providers
- Decorators
- Builders
- Roofers
- Heating Engineers
- Property Maintenance Contractors
- Cleaning Companies
- Other Property Service Providers
DR Rent may approve or reject categories at its discretion.
5. Free Contractor Accounts
Contractors may create a free account.
Free accounts may include:
- Business profile
- Company description
- Basic directory listing
- Organic search visibility
- Contact details
- Review functionality
DR Rent may modify free account features at any time.
6. Postcode Advertising Packages
Contractors may purchase postcode advertising packages.
Current launch structure may include:
Starter Package
- Minimum 3 postcodes
- Monthly subscription
Growth Package
- 5 postcodes
- Monthly subscription
Expansion Package
- 7 postcodes
- Monthly subscription
Additional Postcodes
- Charged separately
- Subject to availability
DR Rent reserves the right to modify postcode pricing and package structures.
7. Featured Placement
Contractors purchasing premium advertising may receive:
- Priority visibility
- Featured placement
- Enhanced profile display
- Increased exposure
Featured placement does not guarantee:
- Enquiries
- Leads
- Revenue
- Bookings
- Contracts
8. Verified Contractor Status
DR Rent may offer Contractor Verification.
Verification may include:
- Identity checks
- Business verification
- Accreditation verification
- Insurance verification
Examples include:
- Gas Safe
- NICEIC
- NAPIT
- Stroma
- Elmhurst
- ECMK
- DBS
- Public Liability Insurance
Verification status may be removed if supporting documentation expires or becomes invalid.
9. Insurance Requirements
Contractors are solely responsible for maintaining appropriate insurance.
This may include:
- Public Liability Insurance
- Professional Indemnity Insurance
- Employers Liability Insurance
DR Rent may request evidence at any time.
Failure to provide evidence may result in suspension.
10. Accreditations & Qualifications
Contractors are responsible for ensuring:
- Qualifications remain valid.
- Licences remain valid.
- Regulatory registrations remain active.
DR Rent does not guarantee the validity of contractor qualifications.
Customers should perform their own due diligence.
11. Contractor Leads
DR Rent may provide:
- Job leads
- Property service requests
- Maintenance opportunities
- Compliance service enquiries
Lead information is supplied on a best-efforts basis.
DR Rent does not guarantee:
- Lead quality
- Lead accuracy
- Lead volume
- Conversion rates
- Revenue
12. Job Acceptance
Contractors remain free to:
- Accept jobs
- Reject jobs
- Quote for work
DR Rent does not guarantee job availability.
No minimum volume of work is promised.
13. Contractor Customer Relationship
Any contract for services exists solely between:
- Contractor and Landlord
- Contractor and Tenant
- Contractor and Property Manager
DR Rent is not a party to service contracts.
14. Pricing & Payments
Contractors are responsible for:
- Pricing their services
- Issuing quotations
- Agreeing terms with customers
DR Rent does not control contractor pricing.
15. Subscription Fees
Contractor subscriptions may include:
- Postcode advertising
- Featured placement
- Enhanced visibility
- Premium account features
Subscriptions renew automatically unless cancelled.
Fees are payable in advance.
16. Cancellations
Contractors may cancel subscriptions through the Platform.
Cancellation prevents future renewals.
Fees already paid are generally non-refundable.
17. Profile Content
Contractors must ensure all profile information is:
- Accurate
- Current
- Lawful
- Non-misleading
This includes:
- Company descriptions
- Images
- Reviews
- Qualifications
- Pricing information
DR Rent may remove content at its discretion.
18. Reviews & Ratings
Users may leave reviews relating to completed work.
Contractors agree:
- Reviews may remain visible.
- Reviews may affect profile rankings.
- Genuine reviews cannot normally be removed simply because they are negative.
DR Rent may remove reviews that are abusive, defamatory, fraudulent, or unlawful.
19. Prohibited Activities
Contractors must not:
- Submit false qualifications.
- Submit false insurance documents.
- Misrepresent services.
- Create fake reviews.
- Harass customers.
- Discriminate unlawfully.
- Scrape Platform data.
- Circumvent Platform payment systems.
20. Service Quality
DR Rent does not:
- Supervise contractor work.
- Inspect completed work.
- Guarantee workmanship.
- Guarantee regulatory compliance.
Customers remain responsible for assessing contractor suitability.
21. Disputes
Disputes relating to:
- Workmanship
- Pricing
- Delays
- Invoices
- Service quality
must be resolved directly between the parties involved.
DR Rent may assist by providing audit records where appropriate but is not responsible for dispute outcomes.
22. Platform Analytics
Contractors may receive access to:
- Profile views
- Lead statistics
- Click tracking
- Enquiry data
- Performance reports
Analytics are provided on a best-efforts basis.
No guarantee is made regarding accuracy.
23. Data Protection
Contractors must:
- Comply with UK GDPR.
- Protect customer information.
- Use lead information only for legitimate business purposes.
Contractors must not:
- Sell user information.
- Share personal data unlawfully.
- Use information for unrelated marketing.
24. Limitation of Liability
To the fullest extent permitted by law:
DR Rent shall not be liable for:
- Lost revenue
- Lost profits
- Missed opportunities
- Customer disputes
- Service complaints
- Negative reviews
- Loss of business
- Indirect or consequential losses
DR Rent provides advertising, technology, and marketplace services only.
25. Indemnity
Contractors agree to indemnify AGEPC LTD, DR Rent, its directors, employees, affiliates, and contractors against claims arising from:
- Services provided.
- Regulatory breaches.
- Customer complaints.
- Contractor negligence.
- Breaches of these Terms.
26. Account Suspension
DR Rent may suspend or terminate accounts where:
- Fraud is suspected.
- Qualifications expire.
- Insurance lapses.
- Complaints indicate serious risk.
- These Terms are breached.
Suspension may occur immediately without prior notice.
27. Changes to Services
DR Rent may:
- Modify subscription plans.
- Modify postcode pricing.
- Introduce new advertising products.
- Modify visibility algorithms.
- Introduce premium services.
Reasonable notice will be provided where practical.
28. Governing Law
These Terms shall be governed by the laws of England and Wales.
Any dispute shall be subject to the exclusive jurisdiction of the courts of England and Wales.
