This Lead Purchase & Refund Policy governs the purchase, use, access, unlocking, and refund eligibility of all leads made available through the DR Rent Platform.
This Policy applies to:
- Landlords
- Letting Agents
- Property Managers
- Contractors
- Service Providers
- Future Business Users
By purchasing or accessing leads through the Platform, you agree to this Policy.
2. What Is a Lead?
A lead may include:
- Tenant requirements
- Tenant contact opportunities
- Property enquiries
- Contractor enquiries
- Viewing requests
- Maintenance opportunities
- Compliance service enquiries
- Referral opportunities
The exact information available depends on the lead product purchased.
3. Lead Access Products
DR Rent may offer:
Individual Lead Unlocks
Access to a single lead.
Lead Packs
Access to multiple leads.
Unlimited Lead Access
Subscription-based access to qualifying leads.
Premium Leads
Enhanced or verified opportunities.
Future Lead Products
Additional lead products may be introduced without notice.
4. Lead Information
Lead information is generated from user-submitted information.
DR Rent does not independently verify every piece of information supplied by users.
Lead details may include:
- Budget information
- Property requirements
- Location preferences
- Move dates
- Verification status
- Messaging access
The exact information available may vary.
5. No Guarantee of Results
DR Rent does not guarantee:
- Successful tenancy agreements
- Successful property lets
- Successful contractor bookings
- Responses from leads
- Lead quality
- Lead suitability
- Lead conversion rates
- Revenue generation
The purchase of a lead grants access to information only.
No outcome is guaranteed.
6. Contact Unlocks
Where a lead unlock provides contact details, you acknowledge that:
- The lead may already have secured accommodation.
- The lead may no longer be active.
- The lead may choose not to respond.
- Circumstances may change after publication.
This does not automatically qualify the purchase for a refund.
7. Tenant Leads
Tenant leads may contain:
- Rental requirements
- Budget range
- Preferred locations
- Move dates
- Household information
- Verification indicators
DR Rent does not guarantee that:
- A tenant will rent a property.
- A tenant meets landlord criteria.
- A tenant passes referencing.
Landlords remain responsible for their own due diligence.
8. Contractor Leads
Contractor leads may contain:
- Service requests
- Maintenance issues
- Property enquiries
- Compliance-related opportunities
DR Rent does not guarantee:
- Work completion
- Customer engagement
- Revenue generation
- Project awards
9. Lead Expiry
Lead access may be subject to expiry periods.
Unless otherwise stated:
- Lead packs may have expiry dates.
- Promotional credits may expire.
- Unused credits may be forfeited.
Expiry dates will be displayed where applicable.
10. Refund Eligibility
Refunds may be considered where:
- Duplicate charges occur.
- A technical fault prevents access to a purchased lead.
- Incorrect billing occurs.
- DR Rent determines a refund is appropriate.
Refund decisions remain at DR Rent's discretion unless otherwise required by law.
11. Non-Refundable Circumstances
Refunds will generally NOT be provided because:
- A lead did not respond.
- A lead was not suitable.
- A tenancy was not agreed.
- A contractor was not hired.
- A property was not rented.
- A user changed their mind.
- A lead selected another provider.
- A lead became unavailable after purchase.
Lead purchases provide access to information, not guaranteed outcomes.
12. Duplicate Leads
Where a user believes the same lead has been purchased multiple times, DR Rent may investigate.
If a duplicate is confirmed, DR Rent may:
- Credit the account.
- Replace the lead.
- Issue a refund.
The chosen remedy remains at DR Rent's discretion.
13. Fraudulent Refund Claims
Users must not:
- Submit false refund requests.
- Misrepresent lead activity.
- Abuse refund processes.
Fraudulent refund requests may result in:
- Account suspension.
- Permanent account termination.
- Recovery of costs.
- Legal action where appropriate.
14. Lead Sharing Restrictions
Lead information is licensed solely for the purchaser's legitimate business use.
Users must not:
- Resell lead information.
- Publish lead information.
- Share lead information with third parties.
- Use lead data for unrelated marketing.
15. Data Protection
Lead information contains personal data.
Purchasers must comply with:
- UK GDPR
- Data Protection Act 2018
- Privacy legislation
Lead information may only be used for legitimate purposes connected to the enquiry.
16. Account Abuse
DR Rent may suspend or terminate accounts where users:
- Attempt to circumvent lead purchases.
- Share unlocked information unlawfully.
- Abuse messaging systems.
- Harvest data from the Platform.
17. Chargebacks
Before initiating a chargeback, users agree to contact DR Rent and allow reasonable opportunity to investigate.
Where chargebacks occur, DR Rent may:
- Suspend accounts.
- Remove access to services.
- Recover outstanding amounts.
- Contest chargebacks where appropriate.
18. Technical Issues
Where access to a lead is prevented due to a verified technical fault caused by DR Rent, DR Rent may:
- Restore access.
- Reissue credits.
- Replace the lead.
- Issue a refund.
The remedy selected shall be at DR Rent's discretion.
19. Platform Discretion
DR Rent reserves the right to:
- Remove leads.
- Modify lead products.
- Change pricing.
- Modify lead information displayed.
- Introduce new lead categories.
Reasonable notice will be provided where practical.
20. Limitation of Liability
To the fullest extent permitted by law, DR Rent shall not be liable for:
- Lost revenue
- Lost opportunities
- Failed tenancies
- Failed contractor bookings
- Business losses
- Lead quality issues
- Indirect losses
- Consequential losses
Lead purchases provide access to information only.
21. Changes to This Policy
DR Rent may modify this Policy from time to time.
Updated versions will be published on the Platform.
Continued use of lead products constitutes acceptance of revised terms.
22. Governing Law
This Policy shall be governed by the laws of England and Wales.
Any dispute shall be subject to the exclusive jurisdiction of the courts of England and Wales.
