Landlord compliance: EPC, Gas Safety, EICR — what do I need?

Every let in England requires:

• Valid EPC (rating E or above; rises to C from 2028 for new tenancies)
• Annual Gas Safety Certificate (CP12) where there are gas appliances
• Five-yearly EICR (electrical safety report)
• Deposit protection in a government-approved scheme within 30 days
• Right to Rent checks on all adult occupants
